RESIDENTIAL FOUNDATION REPAIR IN SACRAMENTO (2013)

The owners recently had an addition to their home. They noticed, however, that the due to slippage in the foundation the addition had settled from the house, dropping more than 3 inches. This created issues within the addition including separating walls, buckling tile, and many of the doors became difficult to us. The owner heard about B-Line Construction from her banker, who, hearing about her problem recommended us for the job. Our solution to the foundation problem was to install helical piers to raise the addition back up to level with the house.

Westower Communications Tower Foundation Retrofit in Earlimart (2013)

A retrofit of the foundation of a 200 foot self-support communications tower. We worked with the designing engineering firm Global Production Solutions, Inc., B-Line Construction was a subcontractor of Westower Communications. The on-site inspectors were Neil Anderson & Associates.
The project required careful attention to the existing utilities and the existing structures on the site while excavating and installing the helical piers. Before anything could be done, including the ordering of any materials, a load test was performed to verify that the helical piers would provide the required load capacity taking into account the soil conditions. The helical piles were protected from corrosion using an anchor guard cathodic protection system with monitoring. Due to the location of the tower, vineyard equipment and materials had to be moved before excavation could proceed.

Dowels were installed under the field inspection of Neil Anderson & Associates. The epoxy used in this project was HILTI HIT-RE 500 SD Epoxy. The existing caisson foundation was prepared for installation of rebar. Prior to the dowel installation, the caissons were X-Rayed so that existing reinforcing steel and anchor bolts were not damaged. Helical piers and pile caps were installed to the required foot pounds of torque, providing the ultimate bearing capacity as specified by the engineer in the provided plans. A SIKADUR 32 HI-MOD Gel was used to bond the existing concrete to the new. New construction pile caps were installed by bolting them to the top of the helical pier, the caps were then grounded with copper wire, and the concrete was then poured. Upon completion, the site was restored to its original condition.

Westower Communications Tower Foundation Retrofit in Sacramento (2010)

Sacramento, CA- another communications tower foundation retrofit. Prior to retrofitting the foundation, the existing tower was properly shored. Once the tower was shored the excavation began; the shoring remained in place until all concrete work was completed. Helical piers were installed with a rotary type torque motor with forward and reverse capabilities. The installation torque was monitored throughout the installation.

Church Addition and Foundation Repair in Ranch Cordova (2014)

A church in Rancho Cordova was looking to put in an addition, but some issues arose with the foundation; there were point load transfers, meaning large amounts of weight were transferred at certain points. Due to the conditions of the soil, helical piers needed to be installed. The best option for this particular project was helical piles.

These helical piers have a 3-1/2 inch round shaft. The helix diameters were in an 8x10x12 triple helix configuration. The reason B-Line chose to use round shaft helical piers as opposed to the square shafts was because of the bad condition of the soil. The engineers were worried about buckling if a smaller shaft was used, due to the depth that needed to be achieved to meet the proper bearing capacity. Once these helical piers were installed, the concrete was able to be poured and the addition built on top of it.

Residential Foundation Repair, West Sacramento (2014)

B-Line was a subcontractor for Vanden Berghe Construction. This job was on a split lot home with two units had some foundation issues. The left-side unit had sunk down more than 3 inches, the owners decided to fix this side as it was the worse of the two. B-Line installed 14 helical piers that were square shaft with an 8×10 helix configuration. Most of the piers were set at about 20ft into the soil, which achieved the proper bearing capacity. One of the helical piers was unable to achieve the proper bearing capacity at even 28 feet. This issue was due to the soil condition on that particular part of the property.

This is a problem that B-Line occasionally faces; the soil throughout a single area may have different conditions, requiring larger materials for some areas. For this particular project, the solution was achieved by removing the square shaft pier and replacing it with a triple helix pier that had a 10x12x14 configuration. With this helical pier, we were able to meet the bearing capacity at 28 feet. Once the helical piers were installed, the slab was pressure grouted. The slab was a post-tension slab, requiring us to x-ray it prior to drilling so as to avoid the tendons. The pressure grouting raised the interior of the slab to proper levels.

Residential Foundation Repair in Davis (2014)

The owner of this home discovered a crack going through his tile and the foundation slab. When he noticed it getting worse, he contacted us to install helical piers. We were able to successfully install the piers and bring the house back to the proper level. Once the foundation was level, we injected grout to fill the voids under the slab.
