What Causes Foundation Problems?

Seasonal changes can put pressure on your foundation. Foundations rely on one common thing and that is soil structure. The soil being too dry or even too wet can lead to problems. Because of this, foundations are constantly shifting. This shifting is what can lead to damages. There are several different ways the soil around your home can cause issues. IF you are experiencing foundation failure and are ready to take the next step, give us a call here at Ram Jack Texas.

Causes of Foundation Failure

Evaporation– During the hot summer months, the extreme heat can take moisture from the soil. This leads to shrinkage and causes structural cracks.

Improper Drainage– This is one of the leading causes of foundation failure. If water is not directed away from your house it can start to pool around your foundation during heavy rains. This excess water can erode the soil and cause the foundation to settle.

Plumbing Leaks– Leaks can be a huge factor leading to foundation problems. It can be years before leaks from sewage pipes or bathtubs are noticed. These leaks can erode the soil around the foundation.

Low Quality Soil– Low quality soils can shrink and expand frequently. All of these changes contribute to foundation failure.

Inferior Foundation Construction– Man-made materials and human error can lead to foundation failure. The amount of steel or rebar in a foundation can affect its structural integrity. The use of poor quality concrete or not allowing it to cure long enough can also make a foundation weaker and more likely to suffer from soil movement.

Insufficient Soil Structure– If the soil beneath your foundation is low density or it isn’t compacted properly, it can lead to foundation damages.

Transpiration– If the trees near your house aren’t properly watered they can take all of the water from the ground. This causes the soil to shrink away from the foundation.
